Several upgrades that you will not see on any sailboat of this size such as AC/HEAT, ICE BOX CONVERTED TO REFRIGERATOR/FREEZER, CRANKCASE GASKET REPLASED (known issue with this engine), and CUSTOM MATTRESS IN AFT CABIN including several other updates. Boat is actually a Hunter 30T. Purchased this sailboat in 2012 from the origional owner. Sailboat always been on LAke Minnetonka locaed in Minnesota all it's life. I have updated, replaced or repaired everything I feel possible with this sailboat including all of the hoses (fuel, waste, water, etc.) except the main fresh water and a few discharge hoses as they are still in good condition. ac was professionaly installed back in 2022 and has 3 vents, one in aft cabin, one in main saloon, one in forward cabin. Return air vent to the ac unit is located in the haed (bathroom). The port side locker in the cockpit was converted and sealed for the ac unit. Runs great and was a life saver on hot days. The ac only runs from 120vac shorepower. Custom mattress was purchased for the aft cabin and sailboat includes three sets of custom bedding and two beadspreads. Boat is documented with USCG as "Local Current with official NO. 1241958 Draft 4.3ft with bulb keel. Only used 1lb propane canisters located beloe stove so the board does not have a propane locker. Hot water heater power by 120 vac and heat pump from engine work well and was new in 2020 Custom window curtins Custom window covers from Zarcor on port/starboard ports and aft cabin fixed window allowing easy sliding to vew outside then completly cover window. Sandpiper is a great boat.  Main Sail 5 years old.  Roller furling jib in good condition.  Sails stored off boat every winter.   Has bimini also in good condition.  Winches were cleaned and serviced recently.  Rigging in great shape.   Engine installed last season runs great.  Propeller replaced with engine, is properly sized.   Interior is clean, can use some TLC.  Depth and speed gauges work.  Little bottom paint and she is good for the season. She is currently on land.  No reasonable offer rejected.
